What are the legal minimum ceiling heights in Queensland?

A room that is lower than 2400mm cannot technically be used for habitable living purposes. This includes bedrooms, living rooms, loungerooms, music rooms, dining rooms, playrooms, home theatres and rumpus rooms etc.  

Rooms not less than 2100mm can be a kitchen, pantry, laundry, hallway, corridor, storeroom, garage or carparking area. Anything less than 2100mm is classed as a utility room.  

What is the minimum ground level?

If your property elevation is 6.7 mAHD (mAHD stands for meters above Australian Height Datum.) and the Defined Flood Level (DFL) is 9 mAHD, you’ll need to account for the minimum habitable floor level requirements when building a granny flat.

Minimum Floor Height Calculation:

  1. Defined Flood Level (DFL): 9 mAHD
  2. Freeboard Requirement: +0.3 m (300 mm) above the DFL for habitable areas
  3. Minimum Habitable Floor Level:9+0.3=9.3 mAHD 

Floor Height Relative to Property Elevation:

  • Your property is at 6.7 mAHD.
  • The required floor level is 9.3 mAHD.
  • Difference: 9.3−6.7=2.6 meters
  • Result: The floor of your granny flat must be elevated by at least 2.6 meters above ground level to meet Brisbane City Council regulations.

Key Considerations:

  • Non-Habitable Areas: If your granny flat includes non-habitable areas like storage or garages, these do not need to meet the 9.3 mAHD level but should be designed to withstand flood conditions.
  • Site-Specific Requirements: Confirm requirements with a licensed surveyor or Brisbane City Council, as local overlays or planning schemes may impose additional conditions.
  • Structural Compliance: Elevated structures must meet engineering standards for stability, especially in flood-prone areas.
